How long does the application process take? When will I know if my app is approved? 
If you have turned in a completed app, copies of your last 3 pay stubs and we are able to contact your rental references without delay, it can be processed in 24 - 48 hrs. If we don’t hear back from your current and previous landlords, it could take several more days.
What is your application fee? We do not charge an application fee.

Can I submit my application using your website? No, you will have to print it off or pick one up at the office.

Do you just have rentals in Emmett? We have rentals in Emmett, Boise, Nampa, Caldwell, Eagle, Middleton, Star, Payette, Fruitland,New Plymouth, Horseshoe Bend.
Where can I find a listing of your available rentals? We post on our website, our Facebook page and Craigslist. You can also call in to the office. 208-365-7247
You don’t have any listings on your website. Has it been updated recently? Yes, more than likely, we just don’t have anything available. You are welcome to call the office and ask. 208-365-7247
Do you have a waiting list? If you would like to complete an application, turn it in with your last 3 pay stubs, the information about where you are wanting to live and the size of home you are looking for, we will call you if anything you may qualify for opens up in the following 6 weeks.
My 18 yr old daughter is living with us, does she need to fill out an application if she will be an occupant on the lease?  Yes, any one 18 yrs or older, whether they are named as a leaseholder or as an occupant will need to provide a completed application.
** Income Verification
Why do you need my last 3 pay stubs? To verify your net household income is 3x the rent. 
What if I haven’t started or just started a new job? We will ask you to provide a Letter of Intent from your new employer. It should include: the date, the name of the company, hours you will work, wages you will make, if it is a permanent position and your employer’s signature.
What if I am self-employed? We will need a copy of the first page of your most previous IRS Form 1040 and the page that shows deposits made on your last 3 bank statements.
What if I am on Social Security? We will need you to provide a copy of the rewards letter that is sent to you from the SS office. 
Can I use my child support as part of my household income?  Yes, we will need you to provide documentation of your payment history for the last 12 months.
** Rental History
Why do you want my current and previous housing information?  We contact your past landlords to find out if you have paid on time, had any lease violations, have received your full deposit back, have a past due balance and/or to find out if you have taken good care of the home/yard. We will not rent to you, if you have bounced more than 1 rent check, been evicted, had unresolved lease violations or have had several late payments during your lease term.. 
What if I have had an eviction? If you had an eviction and no longer owe a past due balance, we ask that you provide the name and phone number of that landlord and documentation that your account is paid in full. 
If you have been evicted and still owe the landlord for rent, damages, etc. we will not be able to rent to you. 
What if I don’t have any rental history? You will be asked to find a cosigner.
What does the cosigner have to do? They will have to fill out our cosigner application, turn it in with their proof of income. They will have to be approved just like you do.
Do you run a credit report? No, however, the background check we run will pull up small claims cases made by collection agencies. If you have several cases that the judgment has not been satisfied (meaning you haven’t paid the bill off) those cases are considered into your payment history. In addition to your criminal history, the background check will supply information about any evictions, bankruptcies & small claims cases made by collection agencies.

Who will you run a criminal background check on? Anyone that will be living in the rental that is 18 yrs or older.
Do you want to know about all of the misdemeanors and felonies I have on my record? Yes, all of them except minor automobile offenses; speeding, running a red light, failing to yield and failure to obey a traffic device.
Do you accept felons? If your felony charge is within the last 7 yrs and was for physical violence or drug related, you will be denied. Applicants with other felony or repeated misdemeanor convictions will be assessed on a case to case basis. However, any applicant with a criminal history that could possibly pose a direct threat to others will also result in a denial.
